Tenant Screening Criteria

The following criteria will be used to screen applicants for our available rental units.We strongly recommend and encourage rental applications be completed and submitted via the appropriate rental listing on Zillow.com.

The tenant(s) renting our properties must abide by their lease and any rules published, provided or posted. All applicants that are required to sign the lease must past the following screening criteria.

General

  • Information provided on the application must be complete and accurate
  • Information provided on the application must be truthful and not falsified.
  • Supporting documentation provided, e.g. payroll check stubs, tax return forms, social security information, etc. must not be fraudulent.
  • The social security number provided by the applicant(s) must match the social security number(s) on file with credit bureaus.
  • The applicant(s) birth date must match the birth date(s) on file with the credit bureau and criminal background screening services.
  • The applicant(s) must be 18 years of age.

Income

  • The applicant(s) must have a net monthly income equal or greater than three (3) times the monthly rent.
  • The applicant(s) income must be lawful and verifiable.

Credit

  • The applicant(s) must not have had unpaid debit collections, excluding medical or educational collections, greater than $500 within the past 12 months.
  • The applicant(s) must not have had a bankruptcy, excluding dismissed or discharged bankruptcies within the past 60 months.
  • The applicant(s) must not have any past due payments exceeding 30 days for personal credit, including, but not limited to automobile loans, credit cards, personal lines of credit, etc.
  • The applicant(s) must not have any repossessions or money judgements within the past 60 months.

Mortgages

  • The applicant(s) must not have any past due mortgage payments.

Utilities

  • The applicant(s) must not have had any unpaid or past due utility bills in the past 12 months
  • The applicant(s) must not owe a previous landlord / lessor for past due utilities.
  • The applicant(s) must be able to get all utilities in their name(s)

Criminal

  • The applicant(s) will be denied tenancy if they have been convicted of any of the following crimes:
  • Terrorism
  • Murder
  • Kidnapping
  • Check Forgery or Related Crime
  • Child Pornography
  • Arson
  • The applicant(s) will be denied tenancy if they have been convicted of any of the following crimes within the past 10 years:
  • Endangering Children
  • Narcotics Activity
  • Gang or Related Activity
  • Probation Violation
  • The applicant(s) will be denied tenancy if they have been convicted of any of the following crimes within the past 5 years:
  • Prostitution or Prostitute Solicitation
  • Receiving or Possessing Stolen Property
  • Disorderly Conduct
  • Drunk Driving
  • The applicant(s) will be denied tenancy if they have been convicted of any of the following crimes within the past 1 year:
  • Environmental Crimes
  • Corruption of Minors
  • Mischief, Including Property Damage

Rental History and Evictions

  • The applicant(s) must not have been evicted within the past 4 years.
  • The applicant(s) current / previous landlord(s) will return or has returned the applicant(s) security deposit in full
  • The applicant(s) current / previous landlord(s) would enter into another lease with the applicant(s).

Monthly Autopay Rent Payment Option

An autopay rent payment is thetransfer of money scheduled on a predetermined date to pay a tenant’s monthly rent (typically the first of the month). Autopayrent payments are routine payments made from a bank (checking or savings) account to Suburban Property LLC, Blue Label Property LLC or Red Label Property LLC.

How an Autopay Rent Payment Works

Setting up an autopayrent payment involves the tenantmaking arrangements with the bank or credit union holding his or her checking or savings account to make an exact payment each month. Thetenant paying the bill must initiate the autopay bill payment. For tenants, autopayrent payment can save time and effort. The tenant only needs to sign up and provide their payment information one time.
